Pension Types

If you have one of the five pension types listed below, you may be able to invest through Property Bridges. Funds are placed in secured property-backed loans with a maximum loan-to-value of 70%. These loans typically target returns of 6 to 9% per annum. Returns are not guaranteed and your capital is at risk. Investments are illiquid and must be held to maturity.

Inflation will erode your pension pot

Savings rates have remained low for many years, which reduces the ability of long-term savings to keep pace with rising costs.

For individuals who rely on a fixed retirement income, inflation gradually reduces purchasing power over time. With annual inflation of around 2%, the real value of income declines each year, which can affect long-term financial planning.

Some investors choose to take a little more investment risk to help offset the impact of inflation on their pension savings. Property-backed loans typically target returns in the range of 7 to 9% per annum. However, pension investments in crowdfunded loans do not guarantee returns, are illiquid, and must be held to maturity.

What are the risks

  • Delays can occur in property development, even with ongoing monitoring.
  • Investments in crowdfunded loans are illiquid and cannot be accessed before maturity.

Management of risk is an essential part of our approach. Property development carries inherent risks, and these cannot be eliminated. We seek to manage them through due diligence on each project, conservative loan-to-value ratios, and regular monitoring throughout the loan term. These measures support responsible lending and transparency, but do not remove risk.
